Responsibilities
- Completes assigned work orders from resident requests within 24 to 48 hours, as well as routine property upkeep by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Prepares vacant apartment homes for leasing ("make-ready" process) by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Supports cost-cutting and expense control by fixing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Manages inventory by tracking supplies, returning unused items, and notifying supervisors of reordering needs.
- Completes accurate and timely documentation for service requests and other paperwork.
- Periodically inspects work performed by contractors and vendors to ensure quality and adherence to specifications.
- Complies with safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents promptly.
- Demonstrates customer service skills by treating residents with respect, responding to complaints sensitively, and completing work orders efficiently.
- Conducts routine and periodic property inspections to identify safety concerns, maintenance needs, and communicate findings to management.
- Performs other duties as assigned.
Requirements
- Must be available to work weekends when scheduled and perform essential job functions unaccompanied.
- Works in frequent exposure to outside elements, including unpleasant temperatures, weather, odors, and/or hazardous landscape conditions.
- Must be able to work a flexible schedule, including evenings, weekends, holidays, and on-call availability.
Qualifications
- Education: High School Diploma or GED equivalent.
- Experience: 1-3 years of apartment maintenance experience or equivalent preferred.
- Skills:
- Strong communication and interpersonal skills.
- Proficiency in word processing, spreadsheets, and database management for reporting.
- Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Licenses & Certifications:
- Current valid Driver’s License.
- EPA certifications Type I and II or Universal for refrigerant recycling.
- All certifications required by State and Local jurisdictions.
Physical Requirements
- Weights: Must be able to push, pull, lift, or carry up to 50 pounds independently and 150 pounds with assistance.
- Mobility: Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently required to sit and perform keyboard work.
- Travel: Routine local travel for errands, meetings, and training; occasional non-local travel for business-related responsibilities.

Schedule
40 hours per week. Typical site hours (may vary by location):
- Monday – Friday: 9 AM – 6 PM
- Saturday: 10 AM – 5 PM
- Sunday: 1 PM – 5 PM
