The Addison on Long Bayou Apartments in Seminole, FL is seeking a professional and friendly Full-Time Maintenance Technician.
About the Role
Maintain the physical integrity of the community, ensuring a safe and secure living environment for residents, visitors, and staff. Responsibilities include general repairs, vacant apartment preparation, emergency repairs, landscaping, and record keeping.
Responsibilities
- Address resident service and maintenance requests in a timely manner.
- Communicate with residents regarding pending items or the status of service requests.
- Maintain the physical property, correcting unsafe conditions immediately.
- Keep accurate records of preventive maintenance, service requests, expenditures, apartment make-ready status, and work in progress.
- Ensure all make-ready repairs and services are completed on schedule.
- Perform landscaping duties such as raking, sweeping, shoveling, and salting grounds as needed.
- Change locks and keys.
- Order maintenance equipment, accept deliveries, and move furniture/appliances.
- Adhere to all OSHA guidelines for safety.
- Obtain Fair Housing certification prior to interacting with prospects or residents.
- Travel to pick up replacement parts and supplies from vendors.
Requirements
- 1+ years of experience in property maintenance or equivalent fieldwork.
- Hands-on experience with plumbing, carpentry, electrical, HVAC (heat pump experience a plus), swimming pools, landscaping, and cleaning.
- Must furnish own tools and have reliable transportation.
- HVAC certified; CPO certification preferred.
- CFC/EPA approved certification (or willingness to obtain within 45 days of hire).
- Certified Apartment Maintenance Technician (CAMT) preferred; must be willing to obtain if requested.
- Physical ability to lift up to 50 lbs., climb ladders/stairs, walk between buildings and on roofs, and perform tasks requiring stooping, kneeling, bending, hand-eye coordination, and manual dexterity.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook).
- Must pass a drug and background screening.

Pay
Hourly pay range: $22–$24.
Schedule
