About the Role
Responsible and accountable for providing maintenance at the properties, delivering customer service, and presenting the company in a professional manner at all times.
Responsibilities
- Monitor maintenance expenses and ensure they remain below budget.
- Perform daily inspections of community grounds.
- Complete turn tasks: painting, cleaning, and maintenance of all vacant units.
- Address all maintenance requests in a timely manner.
- Prepare vacant units for occupancy.
- Perform preventative maintenance activities.
- Maintain landscaping, including bushes, trees, and lawn.
- Remove snow from community sidewalks and maintain a log of weather and snow removal efforts.
- Keep records of maintenance performed in all units and at the site.
- Maintain all company tools, equipment, and replacement parts in working condition.
- Provide and maintain a personal set of tools.
- Sweep, clean, and maintain all common areas of the community.
- Supervise contractors working at the site.
- Provide emergency resident support after office hours.
- Maintain resident and apartment-specific preventative maintenance records.
- Service and maintain all common amenities.
- Conduct quarterly unit inspections.
- Perform other duties as assigned.
Requirements
- High school diploma or GED.
- 1 year of experience in maintenance or a related field.
- HVAC/EPA certification preferred.
- Ability to read, write, speak, and interpret basic instructions, simple correspondence, and present information one-on-one or in small groups.
- Basic math skills: addition, subtraction, multiplication, and division by 10s and 100s.
- Ability to follow detailed but straightforward written or oral instructions and apply common-sense understanding.
- Ability to handle problems with few variables in standardized situations.
- Beginner-level computer skills with MS Outlook and MS Word.
Training Requirements
- Annual attendance at a fair housing class.
- Ongoing professional development.
Physical Demands
- Rarely: sit, climb, balance, or lift up to 75 pounds.
- Regularly: stand, walk, use hands to finger/handle/feel, reach with hands/arms, stoop, kneel, crouch, crawl, bend, talk, and hear.
- Requires close and distance vision, as well as the ability to adjust focus.
Work Environment
- Typically works in an environment with moderate or loud noise.
- Rarely: works in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals, or near risk of electrical shock.
- Occasionally: works in outdoor weather conditions.
Pay
$25.46/hour
