Qualifications
- Minimum of 1-3 years of maintenance experience, preferably in multi-family
- HVAC/EPA certifications Type I and II or Universal for refrigerant recycling is required
- CPO certification is preferred
- Possess proven knowledge of carpentry, electrical, plumbing, appliance repairs, roofing repairs, and other general maintenance skills
- Possess strong time management, prioritization, and organizational skills
- Detail-oriented and exhibits pride in quality of work
- Takes initiative and self-motivated to complete tasks at hand
- Must be available to work nights, holidays, and weekends, as scheduled for on-call service requests
- Knowledge of Federal, State and Local Fair Housing laws, OSHA, and EPA regulations
- Valid driver’s license may be required based on property size and potential need for use of a golf cart
Duties & Responsibilities
- Ensure the property is always well kept and maintained and immediately address any safety concerns
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager
- Diagnose and perform minor or routine maintenance or repair, to include HVAC troubleshooting and pool maintenance, if applicable
- Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster
- Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor
- Perform on-call emergency service requests when scheduled. When on call, emergency after-hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided
- Communicate clearly and professionally with residents, prospects, and visitors

Physical Requirements
- Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials
- Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools, or controls
- May be required to work atop of buildings or on roofs, as needed
- Must be able to carry, move, transport, position, install, remove, or continuously lift weight up to 75 lbs
- Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IIA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder
