About the role
Greystar is a leading real estate platform managing and operating over $300 billion of real estate in more than 265 markets globally. This Maintenance Technician position is located in Charlotte, North Carolina.
Responsibilities
- Completes assigned work orders and preventative maintenance tasks by diagnosing defects and repairing according to policies, procedures, safety standards, and code requirements.
- Prepares vacant units for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Manages inventory by tracking usage, returning unused items, and notifying supervisors about reorder needs.
- Documents service requests and paperwork accurately and in a timely manner.
- Maintains grounds, common areas, and amenities by performing tasks such as trash pickup, pressure washing, cleaning, and painting.
- Supports cost-cutting initiatives by fixing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.
Other Responsibilities
- Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
- Periodically inspects work performed by contractors, vendors, and other service providers to ensure quality standards, scope, and specifications are met.
- Assists in conducting routine and periodic property inspections to identify safety and repair concerns and communicate physical needs to management.
Requirements
- Valid driver’s license for golf cart operation on property (if applicable).
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions (for all Service Technicians).
Qualifications
- High school diploma or equivalent.
- At least 2 years of relevant experience in property maintenance or similar field.
- Knowledge of safety regulations and OSHA requirements.
- Ability to read and understand blueprints and technical documents.
- Strong organizational and documentation skills.
- Basic computer skills, including Microsoft Office.
