Responsibilities
- Participating in all maintenance projects.
- Performing general repair of property grounds, apartments, and building exteriors.
- Serving as a backup for the Service Team during on-call rotations.
- Responding to resident requests for maintenance and service within the areas of HVAC, electrical, plumbing, and appliance repair.
- Escalating complex issues to supervisors or outside contractors.
- Completing preventive maintenance on all systems at the property.
- Preparing vacant apartment homes for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Providing excellent customer service by treating residents and others with respect, answering questions, responding sensitively to complaints, and completing assigned work orders efficiently and promptly.
Qualifications
- 3+ years of apartment maintenance experience.
- Universal EPA/CFC Certification.
- Mastery of appliance, electrical, and plumbing repair.
- A strong understanding of HVAC repair.
- A valid Driver’s License and living within 30 minutes of the property.
- Excellent English communication skills, both verbal and written.
- The ability to take calls for after-hours emergency maintenance, including nights and weekends, on a rotational basis.
- The responsibility to carry a cell phone for on-call maintenance.
- The ability to use a computer.
- The ability to walk the grounds and apartments, ascend stairs, lift up to 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
