Maintenance Technician - Lead

Responsibilities

• Participating in all maintenance projects.
• Performing general repair of property grounds, apartments, and building exteriors.
• Serving as a backup for the Service Team during on-call rotations.
• Responding to resident requests for maintenance and service within the areas of HVAC, electrical, plumbing, and appliance repair.
• Escalating complex issues to supervisors or outside contractors.
• Completing preventive maintenance on all systems at the property.
• Preparing vacant apartment homes for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
• Providing excellent customer service by treating residents and others with respect, answering questions, responding sensitively to complaints, and completing assigned work orders efficiently and promptly.

Qualifications

• 3+ years of apartment maintenance experience.
• Universal EPA/CFC Certification.
• Mastery of appliance, electrical, and plumbing repair.
• A strong understanding of HVAC repair.
• A valid Driver’s License and living within 30 minutes of the property.
• Excellent English communication skills, both verbal and written.
• The ability to take calls for after-hours emergency maintenance, including nights and weekends, on a rotational basis.
• The responsibility to carry a cell phone for on-call maintenance.
• The ability to use a computer.
• The ability to walk the grounds and apartments, ascend stairs, lift up to 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
