Maintenance Technician III – High Point NC

About the role

The Maintenance Technician III leads the maintenance crew of a residential cluster at the High Point Housing Authority (“HPHA” or “Agency”). Crews troubleshoot, repair, and/or replace structural, plumbing, and other components of housing units, including painting and routine and preventive maintenance. The position recommends to the Property Manager when outside contractors are required, maintains records, and prepares reports in accordance with regulations. On-call duty is required, including varying hours, holidays, and night calls. All activities support the Agency’s strategic goals and the Asset Management department.

Responsibilities

• Coordinates the work of a maintenance crew as directed by the Property Manager.
• Completes work orders to efficiently make repairs to housing units.
• Prepares work orders in response to resident calls and maintains required records and reports related to site maintenance.
• Reviews and completes work order forms.
• Inspects grounds, works-in-progress, and completed work to ensure compliance with established standards.
• Ensures maintenance personnel are properly trained by monitoring new hires, providing training on new regulations and procedures, and reporting needs/deficiencies to the Property Manager.
• Performs maintenance tasks and provides recommendations to the Property Manager as needed.
• Assists in the procurement of outside contractors when necessary and helps establish guidelines and priorities for contractor projects.
• Participates in the annual inspection of units to determine the need for preventive and/or restorative repairs.
• Conducts regular inspections of units to assess maintenance needs, including major equipment.
• Makes recommendations for changes in policies and procedures in response to changing conditions, requirements, regulations, and/or technology.
• Inspects vacated apartments, completes make-ready lists, and informs the manager of status.
• Performs electrical, plumbing, carpentry, and preventive maintenance tasks as needed.
• Conducts regular inventory of equipment, tools, parts, and supply of materials.
• Performs other duties as assigned.

Requirements

• Knowledge of HPHA policies and procedures relevant to the role.
• Knowledge of HUD regulations regarding housing quality standards and other maintenance-related standards.
• Knowledge of the physical layout of the site properties.
• Knowledge of building and grounds maintenance, including standard practices, methods, tools, and materials for plumbing, HVAC, painting, carpentry, and grounds keeping.
• Knowledge of safety rules, including accident causation and prevention.
• Knowledge of occupational hazards and appropriate safety precautions.
• Knowledge of state and local building codes and standards as they relate to electrical work.
• Ability to analyze inspection information to determine maintenance needs and the quality of maintenance services provided.
• Ability to develop plans and procedures for efficient and timely completion of work.
• Ability to maintain records in an orderly fashion.
• Ability to drive a pickup truck and van.
• Ability to establish and maintain effective working relationships with supervisors, co-workers, residents, contractors, and the general public.

Qualifications

Associate degree in building science, engineering, or a closely related field, plus five (5) years of building or apartment maintenance work, including two (2) years of advanced maintenance experience. An equivalent combination of education and experience may be considered.
