Maintenance Technician III
We are seeking a skilled and experienced Maintenance Technician III to support the operation, maintenance, and repair of commercial building systems across our property portfolio. This senior-level role is responsible for advanced troubleshooting, preventative maintenance leadership, vendor coordination, and mentoring junior maintenance technicians to ensure safe, efficient, and high-quality building operations.
Role Overview
- Perform advanced diagnostics, repairs, and preventative maintenance on HVAC, electrical, plumbing, and mechanical systems
- Lead and execute preventative maintenance programs, including development and refinement of schedules
- Troubleshoot complex building system issues and implement long-term solutions
- Conduct inspections to identify deficiencies, repair needs, and capital improvement opportunities
- Support maintenance and repair of water distribution and fire suppression systems
- Cook up and coordinate installation, repair, and maintenance work directly or through vendor oversight
- Cook up and coordinate with Property Managers on vendor proposals, project scope, and approvals
- Create and manage purchase orders and maintain accurate maintenance documentation
- Oversee vendor and contractor work to ensure quality, safety, and compliance with scope
- Implement and recommend energy conservation and efficiency improvements
- Respond to and complete work orders using the work order management system in a timely and professional manner, including accurate documentation of work performed and follow-up needs
- Respond to emergency maintenance situations and participate in on-call rotation
- Mentor and support Maintenance Technicians I and II through training and guidance
- Cook up and collaborate with Property Managers and internal teams to support operational excellence
- Interact professionally with tenants, vendors, contractors, and visitors while delivering a high level of customer service
- Ensure compliance with OSHA standards, company policies, and safe work practices
Qualifications
- High school diploma or equivalent required
- Minimum of 5 years of commercial building maintenance experience
- Strong experience with HVAC, electrical, plumbing, and mechanical systems
- Experience with preventative maintenance programs and work order systems
- Building Engineer Certification or equivalent required (NIULPE or similar)
- At least one specialty certification required (HVAC, electrical, boiler, refrigeration, etc.)
- Valid driver’s license and satisfactory driving record required
- Advanced HVAC, electrical, and mechanical troubleshooting
- Independent work order and preventative maintenance management
- Strong customer service, communication, and team mentorship skills
- Experience supporting multiple commercial properties or regional portfolios, preferred
- Experience managing vendors and service contracts, preferred
- Familiarity with Prism/Building Engines or similar work order systems, preferred
