The Maintenance Technician diagnoses maintenance issues, makes necessary repairs, and ensures all resident service requests and other community maintenance is completed in a timely manner to maintain the overall physical condition of the community and provide world-class service to our valued residents.

Maintenance Technician Job Family

Balfour Beatty Communities’ Maintenance Technician Job Family provides a structure around the maintenance function, creating levels around roles and responsibilities while attracting, retaining, and growing maintenance employees. Each level has its own requirements and a training plan to help employees achieve the next level. The Maintenance Job Family includes:

  • Maintenance Trainee
  • Maintenance Technician I
  • Maintenance Technician II
  • Maintenance Technician III

Responsibilities

  • Oversee one or more assets and supervise general maintenance engineers and technicians
  • Perform specific property maintenance responsibilities including general maintenance and orderliness of property, HVAC, mechanical, electrical, utilities and lighting systems (including inspections and repairs)
  • Direct mechanics, technicians, and outside contractors on assigned projects
  • Control inventory of parts and equipment
  • Coordinate all maintenance-related and contractor activities
  • Ensure the successful execution of all company safety and environmental policies and procedures
  • Deliver the highest level of resident satisfaction through responsive, consistent, positive and professional interactions
  • Work a rotating on-call schedule to provide 24/7 maintenance coverage

Requirements

  • High school diploma or GED
  • Minimum of 7 years of maintenance experience with no certifications, or 4 years’ experience with EPA 608 Universal certification required
  • Approved designations or degree/license/certification(s) in at least one of the following: HVAC, Plumbing, Electrical, Appliance Repair Certification, or Carpentry
  • Demonstrated strong customer service skills
  • Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry
  • Ability to diagnose problems and implement repairs
  • Ability to perform quality control on work and repairs completed
  • Demonstrated ability to train on skilled trades
  • Demonstrated strong written and verbal communication skills
  • Strong time management skills
  • Ability to provide guidance and training to less senior technicians
  • Valid, state-issued driver’s license with a safe driving record
  • Required training for Maintenance Technician III must be completed within 15 months of hire/promotion date

Physical Demands

  • Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment
  • Frequently stand, reach with hands and arms, climb ladders, balance, and stoop
  • Sit and stand to do clerical work
  • Regularly lift and move equipment and supplies up to 50–75 lbs

Work Conditions

  • Work is performed in and outside a maintenance/machinery environment and in and outside residential properties
  • Employee frequently interacts directly with residents, maintenance, and community staff during the workday
