The Maintenance Job Family has the following levels: Maintenance TraineeMaintenance Technician IMaintenance Technician IIMaintenance Technician III What You'll Be Doing Oversees one or more assets and supervise general maintenance engineers and technicians. Usually also has specific property maintenance responsibilities, including, but not limited to general maintenance and orderliness of property HVAC, mechanical, electrical, utilities and lighting systems. Including inspections and repairs. Experience level to direct mechanics, technicians, and outside contractors on assigned projects. Controls inventory of parts and equipment. Coordinate all Maintenance related / contractor activities.Ensuring the successful execution of all company safety and environmental policies and procedures. Delivering the highest level of resident satisfaction through responsive, consistent, positive and professional interactions.Working a rotating on call schedule to have 24/7 maintenance coverage Who We're Looking For Qualified candidates will have: High school diploma or GED graduate levelMinimum of 7 years of maintenance experience with no certifications or 4 years’ experience with EPA 608 Universal required.Approved designations or degree/license/certification(s) in at least one of the followingHVAC, Plumbing, Electrical, Appliance Repair Certification or Carpentry.Demonstrated strong customer service skillsAdvanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.Ability to diagnose problems and implement repairsAbility to perform Quality Control on work and repairs completedDemonstrated ability to train on skill tradesDemonstrated strong written and verbal communication skills.Strong time management skills.Ability to provide guidance and training to less senior technicians. Strong customer service skills.Required training for Maintenance Tech III completed within 15 months of hire/promotion date.Valid, state-issued driver’s license with a safe driving record is required. Typical Physical Demands: Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb ladders, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies up to 50-75 lbs. Typical Work Conditions: Work is performed in and outside a maintenance/machinery environment and in and outside residential properties. Employee frequently interacts directly with residents, maintenance, and communities’ staff during the workday. Pay Rate: $28.00 hr. This is the lowest to highest salary we in good faith believe we would pay for this role at the time of this posting.
