Maintenance Technician II (Hourly plus commissions and bonus)

About the role
We are hiring an on-site Maintenance Technician II for our East Side portfolio in downtown Milwaukee, WI. You will be part of our team handling all work orders and property maintenance duties, playing a key role in the success of our properties and the happiness of our residents.
Responsibilities
- Complete work orders in a timely fashion and follow all maintenance processes and procedures
- Track time spent at sites in our property management software
- Follow a preventive maintenance program and perform routine preventive maintenance
- Track and maintain material and supply inventory
- Oversee work performed by outside contractors as necessary
- Turn vacant apartments
- Fix plumbing and electrical problems
- Pick up trash and prepare trash dumpsters for pickup
- Adhere to customer-service standards
- Maintain a safe and healthy work environment by following standards and procedures; complying with legal codes and regulations
- Ensure all equipment is in good working order and stored properly
- Perform regular property walk-throughs to ensure building quality is upheld
- Serve as a member of the management team, fostering cooperation and teamwork among all departments
- Communicate effectively with all employees
- Update job knowledge and competence by participating in educational opportunities and reading technical publications
Requirements
- Ability to carry out detailed oral or written instructions and communicate effectively
- Ability to climb ladders safely and without limitation
- Possess a valid driver’s license and ability to drive between properties daily
- Physical ability to move about on foot to accomplish tasks related to the position
- Ability to work indoors in a controlled climate and outdoors in variable climate and lighting conditions
- Reliable team player who can work independently at a fast pace and take pride in their work
- Technical understanding of building trades, such as plumbing, electric, flooring, roofing, carpentry, and cleaning procedures/practices
- Basic computer skills and experience with property management software preferred
- Certifications (such as HVAC) encouraged
Pay
Up to $29/hour, DOE, plus commissions and bonus. Includes annual bonus and split renewal commissions, paid out monthly after a probationary period.
Schedule
- Employment type: Full Time
- Hours per week: ~40
- Shift: Typically 7:30am – 4:30pm, Monday-Friday
- After-hours and weekend on-call rotation: 1 week on, 6 weeks off
