About the role

As our Maintenance Technician II, you’ll be the go-to expert keeping our properties in top-notch condition. From handling work orders to routine inspections, your hands-on skills will ensure a safe, comfortable, and beautifully maintained home for our residents. You’ll assist the Service Supervisor with scheduling, vendor management, and property oversight.

Responsibilities

• Accurately diagnose and solve problems with cost-effective, long-term solutions.
• Perform maintenance work on the property, including electrical, HVAC, pools, plumbing, and grounds work when required.
• Coordinate and monitor the quality of maintenance work performed by outside contractors.
• Adhere to community on-call rotation requirements for emergency repairs or maintenance issues.
• Ensure prompt response to all service requests, including emergency situations.
• Identify the most efficient way to handle maintenance requests and manage high volumes of work.
• Conduct daily inspections of community grounds and interior, addressing deficiencies immediately.
• Complete all required trainings, meetings, and programs.
• Provide excellent customer service, making residents feel important and comfortable during interactions.
• Maintain professionalism in appearance, punctuality, and communication (email, phone, video, text).
• Install, maintain, and monitor security camera systems, locks, and access for residents and staff.
• Conduct regular property inspections, including vacant spaces, and report suspicious activity.
• Maintain building safety systems in compliance with company, local, state, and federal guidelines.
• Keep accurate, detailed, and timely maintenance records for all activities.

Requirements

• Intermediate knowledge of electrical systems, HVAC, plumbing, and mechanical equipment.
• Strong communication and customer service skills for interacting with team and residents.
• Proven track record of quality work.
• Ability to assist with maintaining property security and Fire Life Safety systems.
• Experience using the Yardi work order system and other computer systems for service tickets, inventory, and records.
• Strong time management skills with the ability to switch tasks quickly and frequently.
• Basic computer skills.
• Reliable transportation and valid driver’s license.

Qualifications

• Technical degree in a related field or equivalent training/experience.
• 1-2 years in multifamily maintenance, construction, or equivalent experience.
• Certifications in HVAC/EPA, CPO, electrical, plumbing, carpentry, or masonry preferred.

Pay

$22.00–$26.00/hour plus bonus potential.

Schedule

Monday–Friday, 8:00 AM–5:00 PM with on-call rotation.
