Maintenance Technician II

As a Service Technician II, you will perform general and specialized maintenance and repairs in a multi-family residential community, operating building systems and tools to meet Liberty Military Housing’s quality standards.

Responsibilities
- Troubleshoot and perform routine maintenance, installation, and repairs on building systems and appliances, including plumbing, HVAC, painting, carpentry, appliance repair, and electrical.
- Apply proficient skills in two or more trades (electrical, carpentry, plumbing, HVAC, painting, appliance repair) to ensure quality-maintained homes and community.
- Perform installations, service repairs, and preventative maintenance in homes, common areas, grounds, and community.
- Complete resident-requested repairs and services within 24 hours.
- Complete all assigned maintenance work on vacant homes within LMH standards.
- Perform on-call service requests and emergency calls.
- Participate in routine inspections (QC, move-in, preventative maintenance, machinery, appliance, etc.).
- Maintain and clean common areas, maintenance shop, and handle trash and snow removal (if applicable).
- Maintain and update service requests using Yardi Mobile until completion.
- Report maintenance concerns for homes, community, or common areas to supervisor.
- Demonstrate safe use of hand and power tools, equipment, and machinery.
- Attend department/regional meetings, resident/community events, seminars, and work-related events.
- Comply with OSHA safety regulations, local laws, and LMH Standard Operating Procedures and Policies.
- Follow safe work practices, including Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, ladder safety, and working from elevated surfaces.
- Operate a company or personal vehicle for work-related travel.
Requirements
- Two or more years of related experience.
- Intermediate-level understanding and experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
- HVAC and EPA certifications preferred.
- Strong communication skills for interacting with co-workers, managers, vendors, and residents.
- Advanced skills in operating hand/electrical tools, basic electrical, carpentry, painting, and small machinery repair.
- Extensive knowledge of appliances.
- Basic computer skills (mobile device, PC).
- Valid driver’s license; ability to operate a company or personal vehicle or electrical cart.
- Availability for on-call work, scheduled off-hours, and emergency overtime.
- Ability to arrive at the property within 60 minutes for service requests.
- Ability to travel to regional locations for work, training, meetings, and other activities.
Qualifications
- Ability to lift/carry supplies or equipment up to 65 lbs independently.
- Frequent reaching, stooping, bending, kneeling, extensive walking, and standing.
- Ability to climb stairs and ladders.
- Work involves exposure to extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and loud noises.
- Willingness to work indoors and outdoors in all weather conditions and potentially hazardous environments.
- Ability to safely perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards.
