About the Role
As Maintenance Technician II, you will handle work orders independently, assist with preventative maintenance, and support day-to-day upkeep across the community. This role requires HVAC certification and a working knowledge of routine repairs.
Qualifications
- High School or GED equivalent
- Two years of apartment maintenance experience preferred
- Valid Driver's License
- EPA/HVAC Certification
- CPO Certification is a plus
Responsibilities
Repair & Preventative Maintenance
- Diagnose and perform maintenance and repairs in a timely and professional manner
- Assure all service requests are completed by Hawthorne standards
- Repair and restore vacant apartments to make-ready status in preparation for the next move-in as per company standard
- Assist with pool maintenance and cleaning
- Complete preventative maintenance according to the guidelines outlined in company policy
Maintaining Building & Grounds
- Perform building and common area upkeep daily
- Assist in keeping grounds neat and free of litter, debris, and pet waste
- Maintain shop appearance to facilitate quick assessment of supply inventory
Additional Responsibilities
- Promote good professional relations with residents, co-workers, and company staff
- Through the LIVE IT culture, always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees
- Always maintain professionalism
- Conduct on-call emergency service rotation as scheduled
- Follow safety guidelines in accordance with OSHA and company policy and standards
- Complete special projects as needed

Schedule
Maintenance Technicians work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role will require participation in an on-call rotation for after-hours emergencies and occasional support for resident events, as needed.

Compensation
Maintenance Technician II is eligible for a monthly renewal bonus program, quarterly performance bonuses, and quarterly resident satisfaction bonuses in addition to their hourly compensation.
