About the role

The Maintenance Technician II supports general building operations and performs preventative maintenance and repairs on mechanical, electrical, and HVAC systems.

Responsibilities

  • Performs mechanical work for installation and maintenance of equipment, systems, and facilities.
  • Performs preventative maintenance and repairs on air & water distribution systems, including air handlers, ductwork, fans, dampers, and HVAC components.
  • Re-lamps indoor and outdoor areas.
  • Maintains and repairs buildings' Energy Management System and Building Automated System, and Fire Safety System.
  • Conducts daily/weekly tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
  • Responds to service calls and tenant requests for HVAC, plumbing, lighting, and other maintenance tasks.
  • Communicates work performed and status of the mechanical system to owners, representatives, and supervisors.
  • Stays informed about safety and code changes through seminars and training.
  • Provides information for work order tracking and assists with project technical support.
  • Responds to emergency situations and repairs problems using communication devices.
  • Completes general housekeeping tasks in mechanical/electrical rooms.
  • Assists with carpentry, general maintenance, and other trades as needed.

Requirements

  • One-year certificate from college or technical school, or one to three months’ related experience and/or training.
  • Knowledge of HVAC codes and regulations.
  • Basic computer skills, including internet searches and email systems.
  • Universal CFC Certification.

Qualifications

  • Education and/or experience: One-year certificate from college or technical school, or one to three months’ related experience and/or training.
  • Skills: Plumbing experience required; knowledge of HVAC codes and regulations preferred.
  • Physical demands: Regularly stands, walks, stoops, kneels, crouches, or crawls; occasionally lifts up to 100 pounds.
  • Work environment: Exposure to moving mechanical parts, risk of electrical shock, wet and/or humid conditions, high, precarious places, outside weather conditions, and noise.
