About the Role

We are seeking Maintenance Technicians at multiple career levels to support the maintenance and readiness of our housing communities. Whether you are building your maintenance career or are an experienced technician with advanced trade expertise, this role involves general maintenance to rental housing and preparing units during change of occupancy. You will work outdoors in all weather conditions, as well as in attics, crawl spaces, and other tight spaces.

Responsibilities

  • Respond to service requests for furnaces, air-conditioning systems, appliances, water heaters, solar collection tanks, disposals, general plumbing, carpentry, painting, and other maintenance items.
  • Perform skilled work in trades such as HVAC, plumbing, electrical, appliance repair, or locksmithing, requiring basic knowledge, skills, and troubleshooting abilities.
  • Provide excellent customer service and document all work in accordance with company policy.
  • Maintain equipment such as tools, gauges, snakes, and drills in ready repair.
  • Follow proper use of equipment and chemicals, including personal protective equipment (PPE).
  • Adhere to an established preventive maintenance program, including filter replacements.
  • Assist in preparing vacated units, including painting, floor tile replacement, drywall repair, fixture repair, floor stripping, waxing, window repair, and exterior maintenance.
  • Perform emergency maintenance for issues such as sewage back-ups, water main breaks, fires, weather-related damage, water leaks, and appliance repairs.
  • Correct unsafe conditions in a timely manner.
  • Drive a Company or personal vehicle for work duties more than 50% of the time.
  • Level 3 Maintenance Technicians will mentor a team of maintenance technicians and assist with troubleshooting to achieve efficiently run maintenance operations.

Requirements

  • High School Diploma or GED (or equivalent) required.
  • Able to work outside in all weather conditions and perform physical work, including lifting up to 50 pounds regularly and above 50 pounds occasionally.
  • Team player with strong attention to detail and the ability to prioritize in a fast-moving environment.
  • Excellent communication and interpersonal skills, with the ability to interact effectively with diverse individuals.
  • Basic computer knowledge and daily use of technology platforms.
  • Reliable attendance and punctuality.
  • Basic understanding of safety practices.
  • Valid and in-state Driver’s License required.

Qualifications by Level

  • Maintenance Technician – Level 1: 1-3 years of general maintenance knowledge and experience.
  • Maintenance Technician – Level 2: 4-6 years of advanced knowledge in one or more trades.
  • Maintenance Technician – Level 3: 7+ years of advanced expertise across multiple trades, including a trade certification or equivalent experience. Previous leadership or indirect supervision experience preferred.
  • Must obtain EPA 608 Certification within 180 days of hire (Levels 1-3).
  • Complete OSHA-10 Training within 1 year of hire (Level 3).

Pay

This position may be filled at the Maintenance Technician I, II, or III level based on qualifications, experience, certifications, and demonstrated technical expertise. Final salaries will be determined by factors such as geographic location, skills, education, licenses, certifications, and experience.
