Maintenance Technician I

About the role

Richman Property Services, Inc. is seeking a full-time Maintenance Technician 1 to join their team at Morgan Creek Apartments, a 360-unit multi-family residential community located at Bruce B Downs and I-75 in Tampa, FL.

Responsibilities

• Perform daily repair and upkeep of the property
• Prepare vacant units for occupancy within established deadlines
• Manage service requests and ensure timely completion
• Maintain compliance with OSHA standards and The Clean Air Act
• Oversee inventory and care of tools and equipment
• Complete required tasks such as training, logs, and reports in a timely manner
• Uphold company policies and provide exceptional customer service
• Solicit educational opportunities for personal growth and development
• Assist with property preventative maintenance planning
• Maintain curb appeal and cleanliness of buildings and grounds
• Perform on-call duties and occasional overtime

Requirements

• High school diploma or GED required; industry-related courses preferred
• Minimum of two (2) years of maintenance and general repair experience, or Groundskeeper roles at multi-family properties
• Proficiency in maintenance tasks including carpentry, electrical, plumbing, painting, curb appeal, and more
• Must own basic tools as allowed by state laws
• Knowledge of local, state, and federal laws, including Fair Housing Laws
• Strong organizational skills and the ability to work independently

Skills & Certifications

• EPA Section 608 Type I and II, or Universal Technician license, strongly preferred
• Valid Driver's License required (golf cart and on-call), verified during background check
• Proficient in English for communication and record-keeping purposes

Pay

$40.00 monthly personal cell phone allowance, and automatic quarterly pay increases every 3 months after the initial 90-day period

Schedule

Daytime schedule, Monday through Friday, 8:00am to 5:00pm with a one-hour lunch break; weekend rotation required
