Maintenance Technician - Collins Place

About the role

The Maintenance Technician is responsible for ensuring the cleanliness, appearance, safety, and functionality of the property's inside and external buildings, grounds, amenities, and common areas. They also assist in conducting routine and periodic property inspections.

Responsibilities

• Completes assigned work orders and routine upkeep within 24 to 48 hours.
• Prepares vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
• Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance shop.
• Completes documentation and paperwork in a timely, accurate, and complete manner.
• Maintains grounds, common areas, and amenities by picking up trash and debris, pressure-washing, cleaning, and painting as needed.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, managing materials and supplies, and using tools and equipment correctly.
• Periodically inspects work performed by contractors, vendors, and other service providers to ensure quality standards, scope, and specifications are met.
• Complies with company safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly and accurately.
• Treats residents and others with respect, interfaces with residents and service team, answers resident questions, responds sensitively to complaints, and completes work orders efficiently and urgently.
• Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns to management.

Requirements

• High school diploma or GED.
• Employment history demonstrating the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices.
• Demonstrated ability to read, write, and communicate effectively.
• Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions.
• Logical thinking to define and correct problems.
• Proficiency in internet, word processing, spreadsheet, and database management programs.
• EPA certifications Type I and II or Universal for refrigerant recycling, and all certifications required by State and Local jurisdictions.
• Current valid driver’s license.

Schedule

Typical sites are open from 9:00am to 6:00pm Monday through Friday, Saturday 10:00am to 5:00pm, and on Sunday 1:00pm to 5:00pm. Service Technicians must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends, and holidays and must be able to perform the essential job functions unaccompanied.
