About the Role

This position performs technical and mechanical work ensuring the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.

Responsibilities

Essential Responsibilities

• Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs in line with policies, procedures, safety standards, and code requirements.
• Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
• Tracks and manages maintenance inventory, returns unused items, and notifies supervisors about re-ordering needs.
• Completes accurate and timely documentation for service requests.
• Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
• Supports cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.

Other Responsibilities

• Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
• Inspects work performed by contractors, vendors, and service providers to ensure quality and adherence to specifications.
• Assists in conducting routine property inspections to identify safety concerns, maintenance needs, and communicate findings to management.

Physical Demands

• Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and work in confined spaces.
• Must work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Ability to push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
• May require occasional travel to assist other properties, attend training, or meetings.
• Must be available for a flexible work schedule, including evenings, weekends, holidays, and on-call rotations.

Requirements

• EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property, if applicable.

Pay

The hourly range for this position is $23.00 - $26.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.

Corporate Positions: Eligible for quarterly or annual bonus programs based on individual and company performance.

Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
