Maintenance Technician- Avery Lake Worth

As a Ranger (Maintenance Technician), you will perform technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

• Completes assigned work orders generated from resident requests for service within 24 to 48 hours, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by finishing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, minimizing waste of materials and supplies, and using tools and equipment correctly.
• Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop by tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
• Completes documentation and other paperwork accurately and promptly to appropriately document and track service requests.
• Periodically inspects work performed by contractors, vendors, and other service providers to verify quality, scope, and specifications.
• Complies with RangeWater Residential’s safety and risk-management policies by attending routine safety meetings, completing required OSHA and safety-related training, and reporting accidents and incidents promptly and accurately.
• Demonstrates customer service skills by treating residents and others with respect, interfacing face-to-face with residents and the service team, answering questions, responding sensitively to complaints, and completing work orders efficiently and urgently.
• Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, maintain the property in good repair, and communicate physical needs to management.
• Other duties as assigned.

Requirements

• Must be available to work on weekends when scheduled and perform essential job functions unaccompanied.
• Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
• Must be able to work a flexible schedule, including evenings, weekends, and holidays.

Qualifications

• Education: High School Diploma or GED equivalent.
• Experience: 1-3 years of apartment maintenance experience or equivalent preferred.
• Skills:
  • Strong communication and interpersonal skills with the ability to connect at all levels.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for reporting.
  • Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
• Licenses and Certifications:
  • Current valid Driver’s License.
  • EPA certifications Type I and II or Universal for refrigerant recycling, plus all certifications required by State and Local jurisdictions.

Physical Requirements

• Weights: Must be able to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and 150 pounds with assistance.
• Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
• Travel: Routine local travel may be required for business-related errands, meetings, and training. Non-local travel may occasionally be required.

Schedule

Work Hours: 40 hours per week.

Typical Site Hours of Operation (may vary by site):

• Monday – Friday: 9am – 6pm
• Saturday: 10am – 5pm
• Sunday: 1pm – 5pm
