About the role

This safety-sensitive position assists and works with the Maintenance Supervisor and Community Manager to perform necessary repairs and preventive maintenance throughout the property. Each community location has designated office hours where this position must attend to ensure effective community operations.

Responsibilities

  • Property Appearance/Upkeep: Maintain the property in a neat, clean, and well-maintained condition through daily exterior and interior inspections.
  • Appliance Maintenance: Troubleshoot, diagnose, and correct minor failures in air conditioning and heating units; repair minor electrical and plumbing issues.
  • Make Ready: Bring units up to market-ready condition according to company standards, including some painting.
  • Laundry Room: Maintain laundry rooms in accordance with company guidelines.
  • Pool Maintenance (if applicable): Complete daily chemical inspections, maintenance, and cleaning to meet city codes and company standards.
  • Customer Service: Ensure the property meets and exceeds resident satisfaction standards and be available for on-call emergencies (e.g., snow removal) as requested by the Community Manager.
  • Other Duties: Perform other tasks as needed.

Requirements

  • Education: High school diploma or GED required. Pool certification preferred; HVAC certification and boiler certification if appropriate.
  • Experience: One year maintenance experience in residential properties.
  • Physical & Cognitive: Frequent standing and walking, occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.
  • If job includes or may include driving for company business:
    • Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier.
    • Driver must have reliable means of transportation.
    • Driver must have the ability to be insurable at standard rates for driving.
    • Driver must provide proof of personal auto liability insurance when using vehicles for company business.

To be hired, candidates will be required to successfully complete a background investigation, drug screen, and a physical demand analysis; when applicable.
