Maintenance Technician

Responsibilities

• Assist and work with the Maintenance Supervisor and Community Manager to perform necessary repairs and preventive maintenance throughout the entire property.
• Ensure community operations are functioning effectively by accompanying to designated office hours at each community location.
• Keep the property in a neat, clean, and well-maintained condition through daily exterior and interior inspections.
• Cross-utilize Groundkeeper duties as needed.
• Troubleshoot, diagnose, and correct minor failures to air conditioning and heating units.
• Repair minor electrical and plumbing problems.
• Bring units up to market-ready condition in accordance with company standards, including some painting.
• Maintain laundry rooms to company guidelines.
• Complete daily chemical inspections, maintenance, and cleaning for the pool area to meet city codes and company standards.
• Ensure the property meets and exceeds company standards for resident satisfaction and be available for on-call emergencies (e.g., snow removal) as requested by the Community Manager.
• Perform other duties as needed.

Requirements

• Education: High school diploma or GED required. Pool certification preferred; HVAC certification, boiler certification if appropriate preferred.
• Experience: One year maintenance experience in residential properties.
• Physical & Cognitive: Frequent standing and walking, occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.
• If job includes or may include driving for company business: Valid driver’s license, acceptable motor vehicle record, company insurance carrier, reliable means of transportation, ability to be insurable at standard rates, and proof of personal auto liability insurance when using vehicles for company business.
