About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs according to policies, procedures, safety standards, and code requirements.
- Manages the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and managing maintenance materials, tools, and equipment, including tracking inventory and notifying supervisors of re-ordering needs.
- Completes accurate and timely documentation for service requests and maintenance activities.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
- Supports cost-control programs by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Complies with safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
- May inspect work performed by contractors or vendors to ensure quality and adherence to specifications.
- Assists in routine property inspections to identify safety concerns and communicate maintenance needs to management.
- Monitors compliance with regulatory requirements, organizational standards, and operational processes, reporting violations as needed.
- Identifies areas for improvement and suggests efficiency or productivity enhancements.
- Stays updated on industry changes, technology, and standards through training, research, or professional publications.
Requirements
- High School diploma, GED, or equivalent experience/training.
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on the property.
- Must provide personal hand tools unless prohibited by State law and demonstrate knowledge of safe tool use and maintenance.
- Working and reliable cellular device for on-call purposes.
Skills
- Ability to apply logical thinking to diagnose and resolve problems.
- Proficiency in customer service and interpersonal communication for interacting with residents, team members, and business contacts.
- Strong written and verbal communication skills to represent company management and address inquiries.
- Knowledge of hand tools, power tools, mechanical equipment, and measuring devices.
Working Conditions
- Works in an office environment and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Physical demands include standing, walking, or sitting for extended periods; bending, stooping, climbing ladders, reaching, and crawling in confined areas.
- Must lift, carry, push, or pull up to 25 pounds independently and 50 pounds with assistance.
- Flexible work schedule, including evenings, weekends, holidays, and on-call availability.
- Occasional travel may be required to assist other properties or attend training/meetings.
