About the Role
This position performs technical and mechanical work ensuring the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing issues and making repairs according to policies, procedures, safety standards, and code requirements.
- Manages the "make-ready" process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and managing maintenance materials, tools, and equipment, including tracking inventory and notifying supervisors about reordering needs.
- Completes accurate and timely documentation for service requests and maintenance activities.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting as needed.
- Supports cost-cutting initiatives by repairing rather than replacing parts, minimizing waste, and using tools and equipment correctly.
- Complies with safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
- May inspect work performed by contractors or vendors to ensure quality and adherence to specifications.
- Assists in routine property inspections to identify safety concerns and communicate maintenance needs to management.
- Monitors compliance with regulatory requirements, organizational standards, and operational processes, reporting violations as needed.
- Identifies areas for improvement and suggests ways to enhance efficiency and productivity.
- Stays updated on industry changes, technology, and standards through training, research, or professional publications.
Working Conditions
- Works in an office environment and performs physical tasks both indoors and outdoors in various weather conditions (rain, snow, heat, wind, etc.).
- Requires standing, walking, sitting, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas for extended periods.
- Must be able to lift and carry up to 25 pounds independently and 50 pounds with assistance.
- May require occasional travel to assist other properties, attend training, or participate in business meetings.
- Must be available for on-call duties during evenings, weekends, and holidays, with a flexible work schedule.
Requirements
- High School diploma, GED, or equivalent experience/training.
- EPA certifications Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- State and local jurisdiction certifications (for all Service Technicians).
- Valid driver’s license to operate a golf cart on the property.
- Must provide personal hand tools unless prohibited by State law and be skilled in their safe use and maintenance.
- Working and reliable cellular device for on-call purposes.
Skills

- Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and contractors.
- Strong written and verbal communication skills to represent company management and answer policy-related questions.
- Knowledge of hand tools, power tools, mechanical equipment, and measuring devices.
