About the Role

We are seeking a Maintenance Technician to join our team at Deerfield Place, a professionally managed multi-family apartment community located in Utica, NY.

Maintenance & Technical Duties

• Completes maintenance work orders as assigned.
• Performs necessary maintenance relating to both the exterior and interiors of all property buildings.
• Maintains inventory of equipment, tools, supplies, and work materials.
• Maintains a working knowledge of all utility sources and supply lines.
• General maintenance experience includes painting, drywall, plumbing, electrical, mowing, plowing, etc.
• Performs all phases of snow removal from needed areas and maintains all appropriate equipment.
• Paints, cleans, completes maintenance items, and other tasks required for unit renovations.
• Cleans all common areas and is responsible for trash removal.

Planning, Oversight & Communication

• Assesses and prioritizes all work to be performed on the assigned site.
• Completes daily work schedules for routine maintenance duties.
• Notifies Maintenance Supervisor and Property Manager of all problems and potential issues.
• Ensures quality of work duties performed.
• Handles emergency situations and communicates all incident details to the Property Manager.
• Special projects and other responsibilities may be assigned.

Interpersonal & Safety Responsibilities

• Available for on-call as necessary.
• Maintains a professional and courteous manner with residents, vendors, contractors, and fellow employees.
• Actively participates in and follows safety and health programs.

Requirements

• High School Diploma or equivalent; applicable work history.
• 3+ years of experience in residential property maintenance preferred.
• Working knowledge of electrical, plumbing, HVAC, carpentry, painting, and heating systems.
• Demonstrates integrity on a personal and professional level.
• Exceptional communication, problem-solving, and negotiation skills.
• Ability to solve problems involving residents and challenging situations.
• Minimum of three (3) years driving experience if the position requires driving.

Physical Expectations & Work Environment

• Must be able to stand/walk for 8 to 10 hours.
• Frequent body movements including lifting up to 50 pounds, bending, stooping, squatting, reaching, pushing, and pulling.
• Ability to work indoors and outdoors during various weather conditions.
• Frequent exposure to outdoor spaces, service areas, or environments with variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.
• Potential exposure to substances such as paints, cleaning agents, and chemicals which may be irritants.

Pay

$21 per hour plus Bonus Program.

Schedule

Full Time; Monday – Friday, 7:30am - 4:00pm. Evening and weekend hours required as needed for emergency maintenance.
