Maintenance Technician

Two Plus Four Management is seeking a full-time maintenance technician for communities in Warsaw, NY and Mount Morris, NY. Responsibilities include responding to maintenance requests, conducting inspections, preparing apartments for move-in, and performing various repairs and cleaning tasks.

Responsibilities

• Respond to maintenance requests within 24 hours and complete work within 72 hours, depending on severity.
• Handle after-hours emergency calls using a company-provided cell phone.
• Conduct regular inspections and address safety issues.
• Prepare apartments for new residents and clean after tenants move out.
• Document repairs and maintain property standards.
• Perform tasks such as painting, electrical repairs, plumbing, and appliance servicing.
• Carry out seasonal maintenance like snow removal and landscaping.
• Operate various tools and equipment including lawnmowers, trimmers, vacuums, hand tools, power tools, snow blowers, telephones, photocopiers, and faxes.

Requirements

• Prior experience as an apartment maintenance technician or a similar role.
• Valid NY State driver’s license free of major infractions.
• Ability to lift up to 50 pounds without assistance.
• Dexterity and attention to detail.
• Ownership or regular reliable access to a vehicle.
• Willingness to work overtime and irregular hours.
• Availability to carry an after-hours emergency cell phone and respond to calls.
• Excellent interpersonal and organizational skills.

Schedule

• 8-hour shifts
• Day shift
• Evening or overnight shifts as needed in emergencies
• On-call availability

Experience & Certification

• 3 years of maintenance experience
• Driver’s License (Required)

Pay Range

• $20 - $23 per hour
