What You'll Do

  • Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook.
  • Perform all tasks in a safe manner and provide customer service.
  • Handle service requests, apartment turnovers and assist with outside vendors as assigned by the Lead Maintenance.
  • Aid in all phases of apartment and property maintenance, including plumbing, carpentry, appliance repair, electrical and heater maintenance, painting, etc.
  • Maintain an organized work place and shop.
  • Report parts or supplies that need to be ordered to the Lead Maintenance.
  • Inventory supply shipments and puts away stock, giving packing slip to the Community Manager.
  • Report issues involving safety, property maintenance and unresolved maintenance issues to Lead Maintenance in a timely manner.
  • Aid in the upkeep of the exterior and interior of the property.
  • Responsible for vehicle (golf carts) and pool/spa maintenance and upkeep.
  • Ensures lighting replacement and trash maintenance of outside grounds.
  • Comply with all training requirements set forth for this position.
  • Other tasks as assigned by your supervisor, not listed as essential job functions.

Physical Requirements

  • Will need to be on feet (66% to 100%).
  • Will need to perform the following physical activities (66% to 100%). Example: bend/stoop/squat/kneel
  • Perform routine maintenance/repair duties such picking up debris.
  • climb stairs Routine duties require access to upper floor apartments and interior apartments with multiple levels.
  • Will need to climb and work off a ladder.
  • push or pull Move equipment, appliances, and open/close doors.
  • reach above shoulders Perform routine maintenance/repairs, paint, stock, and remove equipment.
  • grasp/grip/turning and finger dexterity Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, pager, 2-way radio.
  • Lifting/carrying (supplies, replacement parts, ladders, etc.) Over 150 lbs Rare need (less than 1%) Between 75 - 150 lbs Occasional need (1% to 33%) Between 25 - 75 lbs Frequent need (33% to 66%) Between 1 - 25 lbs Constant need (66% to 100%)
  • Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators.
  • Wear Personal Protective Gear such as provided back brace, when necessary.
  • Read cautionary labels, respond to written instructions from staff.
  • Frequent need to see things clearly beyond arm’s reach.
  • Ability to read, write and understand English.
  • Occasional need to work in awkward confining positions (1% to 33%).
