What You'll Do
- Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook.
- Perform all tasks in a safe manner and provide customer service.
- Handle service requests, apartment turnovers and assist with outside vendors as assigned by the Lead Maintenance.
- Affiliate in all phases of apartment and property maintenance, including plumbing, carpentry, appliance repair, electrical and heater maintenance, painting, etc.
- Maintain an organized work place and shop.
- Report parts or supplies that need to be ordered to the Lead Maintenance.
- Invent inventory supply shipments and puts away stock, giving packing slip to the Community Manager.
- Report issues involving safety, property maintenance and unresolved maintenance issues to Lead Maintenance in a timely manner.
- Affiliate in the upkeep of the exterior and interior of the property.
- Responsible for vehicle (golf carts) and pool/spa maintenance and upkeep.
- Ensures lighting replacement and trash maintenance of outside grounds.
- Comply with all training requirements set forth for this position.
- Other tasks as assigned by your supervisor, not listed as essential job functions.
Physical Requirements
- Will need to be on feet (66% to 100%).
- Will need to perform the following physical activities (66% to 100%).
Example: bend/stoop/squat/kneel - Routine maintenance/repair duties such picking up debris.

- Perform routine maintenance/repairs, paint, stock, and remove equipment.

- Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, pager, 2-way radio.

Rare need (less than 1%) - Between 75 - 150 lbs

Constant need (66% to 100%) - Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons.
- Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators.
- Will need to wear Personal Protective Gear such as provided back brace, when necessary.
- Will need to observe areas needing attention/correction.
- Read cautionary labels, respond to written instructions from staff.
- There will be a frequent need to see things clearly beyond arm’s reach.
- Will need to hear, speak and write in English.
- Will need to drive occasionally to pick up replacement parts and supplies from vendors (1% to 33%).
- Must have a valid driver’s license, insurance and car registration if driving for business purposes.
- Will need to work in awkward confining positions (1% to 33%).
