What You'll Do

• Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook.
• Perform all tasks in a safe manner and provide customer service.
• Handle service requests, apartment turnovers and assist with outside vendors as assigned by the Lead Maintenance.
• Affiliate in all phases of apartment and property maintenance, including plumbing, carpentry, appliance repair, electrical and heater maintenance, painting, etc.
• Maintain an organized work place and shop.
• Report parts or supplies that need to be ordered to the Lead Maintenance.
• Invent inventory supply shipments and puts away stock, giving packing slip to the Community Manager.
• Report issues involving safety, property maintenance and unresolved maintenance issues to Lead Maintenance in a timely manner.
• Affiliate in the upkeep of the exterior and interior of the property.
• Responsible for vehicle (golf carts) and pool/spa maintenance and upkeep.
• Ensures lighting replacement and trash maintenance of outside grounds.
• Comply with all training requirements set forth for this position.
• Other tasks as assigned by your supervisor, not listed as essential job functions.

• Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, pager, 2-way radio.

• Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons.
• Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators.
• Will need to wear Personal Protective Gear such as provided back brace, when necessary.
• Will need to observe areas needing attention/correction.
• Read cautionary labels, respond to written instructions from staff.
• There will be a frequent need to see things clearly beyond arm’s reach.
• Will need to hear, speak and write in English.
• Will need to drive occasionally to pick up replacement parts and supplies from vendors (1% to 33%).
• Must have a valid driver’s license, insurance and car registration if driving for business purposes.
• Will need to work in awkward confining positions (1% to 33%).
