About the role
The Maintenance Technician assists the Maintenance Manager in maintaining the physical integrity of the community, ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The role involves performing assigned duties safely and supporting the broader maintenance team as needed.
Responsibilities
- Ensure compliance with pertinent laws and regulations, including EPA and OSHA standards for hazardous materials such as solvents, flammables, caustics and refrigerant.
- Monitor property conditions and immediately correct unsafe conditions (e.g., broken gates, steps, open holes, burned-out exterior lights).
- Locate and manage utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
- Perform HVAC repairs and maintenance: preventive checks, troubleshooting, replacing faulty parts, pulling vacuums, charging units, and replacing entire systems.
- Conduct basic electrical repairs on appliances, fixtures, switches, outlets, circuits, and perform light plumbing work such as clearing stoppages and replacing fittings.
- Perform carpentry tasks: fitting doors, freeing windows, building/replacing shelves, sanding/refinishing floors, interior/exterior painting, taping/texturing, caulking, and minor drywall repairs.
- Maintain flooring through stripping, waxing, cleaning, and operate machinery such as buffers, shop vacuums, and sanders; mix chemicals appropriately.
- Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, and locks.
- Assist with custodial and grounds work in common areas: sweeping, mopping, vacuuming, emptying trash, cleaning windows.
- Respond to work orders and resident concerns promptly and professionally.
- Assist make-ready staff to meet deadlines and complete accurate records for preventive maintenance and work orders.
- Inspect units, buildings, and common areas periodically; perform repairs and janitorial assistance as needed.
- Ensure storage areas and entrances are locked and adequately lit.
- Attend training seminars as requested and operate within OSHA standards and company safety policies.
- Maintain effective, timely, and professional interactions with residents, contractors, and property management.
- Monitor inventory of spare parts and supplies; report shortages to supervisor or manager.
Physical Demands
- Standing, walking, sitting, lifting up to 30 lbs, carrying up to 30 lbs, pushing up to 30 lbs, pulling up to 30 lbs
- Climbing stairs and ladders, stooping, kneeling, crouching, crawling
- Driving vehicles/equipment and performing computer work
- Occasionally lifting/carrying or pushing/pulling items above 75 lbs
Qualifications
- HVAC certification preferred
- One year of experience or training in carpentry, light plumbing, light electrical work, painting, refurbishing, cleaning, and air-conditioning
- Proven knowledge and application of codes, laws, and regulations
- Ability to pass background investigation and drug test screening
- High School Diploma or GED
- Valid Driver’s License and acceptable driving record
- Must successfully complete all required courses, classes, and training provided by Michaels

- Knowledgeable and skilled in the safe use of maintenance tools
Working Conditions
- 40 hours per week including evenings, weekends, and holidays as required for emergency, on-call, or scheduled shifts
- Overtime hours may be required
- Eligible to drive for picking up replacement parts and supplies
- Exposure to dust, dirt, solvents, paint, and cleaning supplies
- Use of hand and power tools in a safe manner; eye protection required when necessary
Pay
$21.00 per hour
