Responsibilities

  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Assess and repair the property to maintain its physical integrity.
  • Perform basic and advanced HVAC repairs, including preventive maintenance checks and services.
  • Handle basic and advanced electrical repairs, such as replacing faulty internal parts and pulling vacuums and charging units.
  • Carry out carpentry tasks like fitting doors, freeing windows, and replacing and building shelves.
  • Perform light plumbing work, such as clearing stoppages and replacing fittings.
  • Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, and draperies.
  • Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
  • Respond to work orders and resident concerns in a timely and professional manner.
  • Aid make-ready staff as required and directed by the Maintenance Supervisor to meet deadlines.
  • Complete accurate records regarding preventive maintenance and work orders.
  • Report any maintenance or resident-related concerns to the manager and/or supervisor in a timely manner.
  • Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
  • Ensure storage areas and entrances are locked and adequate lighting is maintained.
  • Attend and participate in training seminars as requested.
  • Operate within OSHA standards and company safety policies and procedures at all times.
  • Interact with co-workers, supervisors, vendors, residents, guests, and the public in a professional and pleasant manner.

Qualifications

  • High School Diploma or GED.
  • Valid Driver’s License and acceptable driving record.
  • One-year experience or training in carpentry, light plumbing work, light electrical work, painting, refurbishing, and cleaning.
  • Proven knowledge and application of codes, laws, and regulations.
  • Must be able to pass background investigation and drug test screening.
  • Knowledgeable and skilled in the safe use of maintenance tools.
