Responsibilities
- Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
- Carry out assigned duties in a safe manner, and perform other tasks as requested by the Maintenance Manager and Community Manager.
- Be knowledgeable of pertinent laws and applicable regulations, including EPA and OSHA regulations governing the management of hazardous materials.
- Initiate action to correct unsafe conditions, such as broken gates, steps, holes, and burned-out exterior lights.
- Manage utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
- Perform basic and advanced HVAC repairs, including preventive maintenance checks, troubleshooting, and replacing faulty parts.
- Handle basic electrical repairs, such as appliances, fixtures, switches, outlets, and circuits.
- Carry out carpentry work, including fitting doors, freeing windows, replacing shelves, sanding floors, and painting.
- Paint: Knowledgeable in taping and texturing, caulking, interior painting, and minor drywall repairs.
- Perform floor labor: Prep for stripping, waxing, and cleaning floors, using machinery like buffers, shop vacuums, and sanders.
- Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, locks.
- Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
- Respond to work orders and resident concerns in a timely and professional manner.
- Aid make-ready staff as required and directed by the Supervisor to meet deadlines.
- Complete accurate records regarding preventive maintenance and work orders.
- Report any maintenance or resident-related concerns to the manager and/or supervisor in a timely manner.
- Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
- Ensure storage areas and entrances are locked and maintain adequate lighting.
- Attend and participate in training seminars as requested.
- Operate within OSHA standards and company safety policies and procedures at all times.
- Interact professionally and pleasantly with residents, contractors, and property management team on all maintenance services provided.
- Be knowledgeable and skilled in the safe use of maintenance tools.
- Work 40 hours per week, including evenings, weekends, and holidays if required for emergency, on-call, or scheduled shifts.
- Exposure to dust, dirt, solvents, paint, and other cleaning supplies.
- Use hand and power tools safely.
Qualifications
- High School Diploma or GED.
- Valid Driver’s License and acceptable driving record.
- One-year experience or training in carpentry, light plumbing work, light electrical work, painting, refurbishing, and cleaning.
- Proven knowledge and application of codes, laws, and regulations.
- Pass background investigation and drug test screening.
- Required Education/Training: High School Diploma or GED.
- Required Skills and Abilities: Teamwork, customer service, problem-solving, reading and writing, interpreting technical drawings, prioritizing tasks, managing workload, following instructions, and safe tool usage.
