Maintenance Technician
Duties And Responsibilities
- Maintain excellent customer service
- Ensure all service requests and repairs are completed thoroughly and in a timely manner
- Maintain an organized, clean, and safe work area
- Absorb inventory of equipment, tools, parts, and supplies at appropriate levels
- Comply with all personnel management policies and procedures
- Maintain a preventative maintenance schedule
- Communicate effectively with residents, fellow employees, vendors, and supervisors
- Work with the Maintenance Supervisor to maintain an effective preventative maintenance program
- Work with the Maintenance Supervisor to adhere to budget guidelines
- Absorb assistance with the move-in/move-out process as needed
- Absorb assistance with the scheduling and performance of all maintenance/repair-related turn events
- Absorb address complaints and resolve issues in a timely and professional fashion
- Contribute to the general upkeep and cleaning of the office, common areas, and model
- Absorb perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operating manuals
- Absorb perform swimming pool maintenance and cleaning, and maintain accurate, timely chemical logs
- Absorb participate in an on-call rotation for emergency service
- Absorb adhere to the company dress code
- Absorb perform additional tasks and responsibilities as required
Qualifications & Requirements
- High school diploma or equivalent required
- Previous maintenance experience preferred
- Ability to read and write English fluently
- Must pass a background check
- Must have reliable transportation due to on-call and emergency responsibilities
- Licenses, Certifications & Equipment: EPA Certification (Type I & II)
- Additional licenses and certifications as required by local, state, or federal law
- Must be able to safely operate general maintenance equipment, including but not limited to: Hand tools, Ladders and stepladders, Refrigerant recovery units, Landscaping equipment, Other required safety equipment
- All equipment must be used in a manner that ensures the safety of self, team members, and residents
- Appropriate safety apparel and footwear (work boots) must be worn at all times
- Must be able to diagnose problems with and assist with the repair of the following: Major appliances, HVAC, including EPA Certification, Basic-Intermediate plumbing, Basic-Intermediate electrical (when no license required), Sheetrock, General carpentry, Pool care (if required by the community), Roofs and gutters, Painting, General irrigation maintenance and repairs, Landscaping, Fountain maintenance and repairs, Foundation/sidewalk repairs, Ice/snow removal, Golf carts and small engine maintenance
- Physical Activities: Maintenance personnel spend approximately 60–70% of their time performing hands-on repairs and maintenance tasks, with the remaining time devoted to coordinating contractors and handling general management duties.
- Requires frequent lifting, carrying, and moving of up to 75 pounds for essential maintenance tasks, including operating machinery and installing outdoor air conditioning units.
- Frequent bending, stooping, reaching, and other body movements are required to access equipment and machinery.
- Ability to climb and work on ladders or stepladders, accessing heights of 8–9 feet or more.
- Ability to transport or move up to 50 pounds over varying distances as part of daily tasks.
- Must be capable of performing maintenance and repair work safely, without risk to self, residents, or team members.
- Ability to work indoors and outdoors in varying weather conditions, including extreme temperatures above 90°F or below 32°F.
- Requires sufficient mobility, flexibility, and endurance to perform the full range of essential maintenance duties efficiently and safely.
