About the role
The Maintenance Technician position at South Oxford Management involves performing technical and mechanical work to ensure that the physical aspects of the buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Perform routine work orders at the community, including appliance repair, completing emergency and on-call tickets.
- Carry out repairs and maintenance tasks across plumbing, electrical, HVAC, carpentry, and appliances.
- Diagnose faults, carry out preventative maintenance, and conduct weekly/monthly inspections.
- Ensure resident service requests are completed promptly and apartments are market-ready.
- Participate in an on-call rotation for after-hours emergencies.
- Respond to resident work orders with a customer-first attitude.
- Complete the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by conducting the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Take pride in the apartment community; visually inspect and address areas of concern, keep the community clean, and make note of service needs.
- Keep the Maintenance Shop stocked, organized, and clean.
- Utilize maintenance management systems on computers and iPads to complete work orders.
- Be mindful of the condition of the community and initiate action to correct unsafe conditions, such as broken gates, broken steps, broken/burned-out exterior lights.
- Report major repairs and needs to maintenance supervisor and property manager.
- Schedule and perform routine preventive maintenance.
- Utilize maintenance management systems to complete preventive maintenance and annual inspections.
- Provide outstanding and proven customer service to residents and future residents.
- Inspect and help coordinate all make-ready repairs and services.
- Avoid additional duties as assigned by the Maintenance Supervisor or Community Manager unless specifically requested.
Requirements
- Valid driver’s license.
- High school diploma or equivalent.
- Willingness to work a flexible work week, including weekends, holidays, overtime, and on-call hours.
- Sharp professional appearance.
- Ability to walk the property, which includes climbing stairs.
- Ability to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies.
- Standing for extended periods of time.
- May be required to lift to 50 pounds without assistance.
- Travel up to 10% or rarely.
Skills
- General knowledge of all things pertaining to property maintenance.
- Safe use and maintenance of hand and power tools.
- Steady hand, good eyesight, and dexterity when using hand tools and machinery.
- Ability to multitask and meet deadlines.
- Advanced knowledge in HVAC.
- HVAC certification preferred.
- Proficiency and comfort using computers and various software programs.
- Knowledgeable of pertinent laws including EPA and OSHA regulations.
- Certified Pool Operator, Universal Freon License, including R410A preferable.
