Maintenance Technician
About the role
The Maintenance Technician assists the maintenance team in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe, prompt and professional manner. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.
Requirements
- Education: High school diploma or equivalent. However for safety and productivity reasons, the position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions. Technical certification a plus.
- Experience: Minimum of 1-2 years’ previous experience in property management maintenance, other building maintenance or related trade.
- Skills: Must be able to diagnose problems with and repair the following: Major appliances HVAC Basic - intermediate plumbing (when no license required) Basic - intermediate electrical (when no license required) Sheetrock General carpentry Pool care (if required by property) Gutters Wallpaper/painting
- Essential Job Functions: Diagnosis and performs preventative and routine maintenance or repair, as directed, involving the following on a daily or as needed basis: Electrical and plumbing HVAC systems Appliances Water irrigation systems Stairs, gates, fences, patios and railings Tile, carpet and flooring Roofing, gutters, fasteners and flashing Interior and exterior lights Fireplaces and ceiling fans Gas fixtures and appliances Shutters, doors, cabinets, windows and sliding glass doors Boiler, gas and electric Door locks, P.O. boxes and locks Security systems Ceiling leaks Inspects and is aware of the condition of the property throughout the community and immediately initiates action to correct unsafe conditions. Accepts and enters Work Order requests from residents. Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff to ensure deadlines are achieved. Must be knowledgeable of inventory levels of spare parts and supplies and inform the Maintenance Manager/Supervisor of shortages. Replaces light bulbs. Assist with maintaining all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition. Snow removal- Snow removal including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor. Delivers notifications to residents. Transports small equipment or tools between departments. Sets up tables and chairs in auditorium or hall. Handle all maintenance-related resident problems. Must be punctual and reliable. All other tasks as assigned by your supervisor.

Skills
- Ability to deal well with people and get them to feel comfortable quickly
- Basic computer skills, specifically knowledge of Microsoft Office products

- Must have the ability to arrive at the site within 30 minutes if not living on site
- Licenses: The following licenses are required: EPA certifications for refrigerant recycling and at a minimum, Type I & II certifications Valid Driver’s License and insurance Black Seal – if required by property CPO – Certified Pool Operator Certification – if required by property Other licenses and certifications as required by state or local laws
