Maintenance Technician

About the Role

The Maintenance Technician performs routine and extensive preventative maintenance and repair of all mechanical systems and equipment for building interiors and exteriors. This role ensures the clean and neat appearance of all assigned areas.

Responsibilities

• Perform a variety of maintenance tasks across multiple trades, including plumbing, electrical, drywall/plaster repair, painting, appliance repair, and grounds keeping.
• Plumbing: Repair, replace, or install faucets, pipes, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.
• Electrical: Troubleshoot, repair, replace, or install power switches, fuses, wall sockets, ceiling lights, and ceiling fans.
• Drywall/Plaster Repair: Fill small holes and minor dings from normal wear and tear, typically between tenant vacancies.
• Painting: Perform minor touch-ups and apply new coats of paint to unit walls between tenant vacancies.
• Appliance Repair: Repair, replace, or install major household appliances such as refrigerators, dishwashers, range ovens, washers, dryers, and air conditioners.
• Grounds Keeping: Mow grass, pull weeds, trim and prune trees and shrubs, water lawns and plants, replace pathway light bulbs, sweep or rake leaves, and maintain ground coverings.
• Cleaning/Housekeeping: Maintain tidy shared community areas (e.g., leasing office lobby, clubhouses, fitness/recreational areas) and clean vacated units before new renters move in.
• Customer Service: Communicate professionally, promptly, and courteously with renters for maintenance scheduling and with contracted vendors.
• Time Management: Use an organized scheduling and tracking system (typically computer-based) to complete maintenance requests timely and by priority.
• Represent the company professionally through appearance, attention to detail, job site cleanliness, customer service, and safety.
• Document and record all work, purchases, deliveries, accidents, and related items accurately and promptly.
• Respond to emergencies, including nights and weekends, while on-call with a cell phone.
• Record inspections and maintenance on appropriate forms accurately and timely.
• Prioritize work to minimize vacancy loss, prevent property damage, and provide resident service.
• Inventory Control: Monitor spare parts and supplies inventory; report shortages to the Superintendent.
• Mechanical Systems: Inspect and maintain boilers, pumps, and other mechanical systems.
• Perform other duties and responsibilities as assigned.

Requirements

• High School Graduate or G.E.D.
• Ability to read, write, and speak English.
• Minimum of 3 years’ experience in general building maintenance.

Skills

• Maintain a clean, well-groomed appearance.
• Proficient in carpentry, building maintenance, safe operation of hand/power tools, oil burner systems, HVAC, electrical systems, appliance maintenance, workplace safety, and safe lifting procedures.
• Knowledge of when to contact qualified service personnel for specialized tasks.
• Ability to lift heavy equipment (up to 100 pounds) and remain on feet for extended periods.
• Excellent interpersonal and communication skills for interacting with occupants and staff.
• Familiarity with work order software for managing maintenance tickets.

Physical Demands

• Regularly required to stand, walk, use hands, reach with arms, climb, balance, stoop, kneel, crouch, or crawl, and talk or hear.
• Occasionally required to sit.
• Ability to navigate the property/building quickly to meet job functions.
• Repetitive motions with wrists, hands, and fingers.
• Occasional exposure to outdoor climate and weather conditions.
• Regularly lift and/or move up to 25 pounds, frequently lift up to 50 pounds, and occasionally lift up to 100 pounds.
• Ability to detect auditory and visual emergency alarms.
• Low to moderate noise levels in the work environment.
• Specific vision abilities required: close vision, distance vision, and color vision.
