About the role
Point Real Estate Management is seeking a full-time Maintenance Technician to join our team in the Brookfield, Wisconsin area. The ideal candidate will have basic knowledge of electricity, plumbing, carpentry, drywall repair, painting, and HVAC. This role involves overall maintenance of physical properties under the direction of the Regional and Property Manager.
Responsibilities
- Complete service requests made by residents within 24 hours.
- Assist in the distribution of flyers and other materials.
- General maintenance tasks, including but not limited to:
- Replace filters and clean air conditioning vents as needed.
- Replace breezeway light bulbs as needed.
- Perform HVAC repairs as needed.
- Perform light electrical repairs on appliances, fixtures, switches, outlets, circuits, etc.
- Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, and locks.
- Paint interior and exterior surfaces when necessary.
- Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
- Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows in common areas.
- Assist in grounds work, including picking up litter and “trashing out” vacancies.
- Maintain pool chemical levels and cleanliness.
- Repair concrete, masonry, roof, and fencing as required.
- Refurbish apartments prior to resident occupancy (Make Readies).
- Knowledge of water and gas meter cutoffs, apartment and fixture cutoffs, and sewer cleanouts; post map of same.
- Make keys, change locks, and assist in maintaining key control.
- Handle “on call” duties and participate in standby emergency schedule for evening, weekend, and holiday coverage.
- Other duties as assigned by supervisor.
Requirements
- Minimum 2 years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
- EPA (refrigerant transition and recovery certification).
- Own a basic set of hand tools.
- Valid driver’s license with reliable transportation.
- Available to participate in a rotating on-call schedule.
- Ability to perform work responsibilities at other locations in the area as needed.
Qualifications
- High School diploma or GED.
- Technical certification preferred.
