Maintenance Technician

About the role

The Maintenance Technician is responsible for maintaining the physical needs of the property, including service requests and following a preventative maintenance schedule.

Responsibilities

• Perform preventative and corrective maintenance in vacant and occupied apartments, common buildings, equipment, and pools.
• Complete service requests within 24 hours, except emergencies.
• Prioritize maintenance requests based on urgency and potential of further damage.
• Maintain the curb appeal of the property at all times, including the path to the models and office.
• Affiliate with maintaining proper inventory by alerting supervisor/office when current stock is depleted.
• Keep storage and shop areas in a neat, well-stocked, clean, organized manner, per company color-coded program.
• Continue the maintenance operation in the absence of the maintenance supervisor.
• Participate in a seven (7) day 24-hour rotating on-call schedule for emergency after-hour calls.

Qualifications

• Ability to work weekends, evenings, and flexible hours in an emergency situation.
• Demonstrate a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance.
• Possess an understanding of OSHA, EPA, and life safety regulations.
• Possess or be willing to get a minimum of EPA, Type 2 Certification.
• Strong interpersonal and communication skills.
• Possess basic hand tools.

Work Requirements

• Must be within a reasonable distance from the property and able to travel to the site in inclement weather.
• Must be available to respond to all major emergencies.
• Must be able to provide valid Driver’s License and Auto Insurance.
