Job Summary

The Maintenance Technician is responsible for performing a wide range of maintenance, repair, and preventive maintenance tasks to ensure the safe, efficient, and well-maintained operation of the resort property. This role supports all areas of the resort including guest rooms, public spaces, mechanical rooms, pools, grounds, and back-of-house facilities. The Maintenance Technician ensures a high standard of guest satisfaction by responding promptly to service requests, maintaining building systems, and supporting preventive maintenance programs in compliance with hospitality standards and local regulations.

Essential Functions And Responsibilities

  • Regular and Reliable Attendance is an essential function of this role

  • Perform routine preventive maintenance on HVAC, plumbing, electrical, mechanical, and structural systems
  • Respond promptly to guest maintenance requests and service calls
  • Troubleshoot and repair equipment including HVAC units, water heaters, kitchen equipment, lighting systems, and appliances
  • Maintain pools, spas, and water features (if applicable and certified)
  • Perform carpentry, painting, drywall repair, flooring repair, and minor construction tasks
  • Inspect property regularly to identify safety hazards and maintenance needs
  • Auxiliary with fire/life safety system checks and emergency procedures
  • Maintain work orders through the property management or maintenance tracking system
  • Ensure compliance with OSHA and local building codes
  • Maintain tools and equipment in safe working conditions
  • Support special projects, renovations, and seasonal property needs
  • Auxiliary with grounds maintenance including exterior lighting, irrigation systems, and outdoor structures
  • Participate in on-call rotation as needed or required

Qualifications

  • Education: High School Diploma or GED required, Trade school certification, technical college certificate, or equivalent vocational training in HVAC, electrical, plumbing, or building maintenance required (preferred)
  • Experience: Minimum 2–3 years of maintenance experience in hospitality, resort, hotel, or commercial property environment preferred, Experience with preventive maintenance programs required, Experience with CMMS or work order systems preferred
  • Licenses & Certifications: Valid Driver’s License required, HVAC Certification (EPA 608) preferred or required depending on property needs, Pool Operator Certification (CPO) preferred, Any applicable state or local trade licensing preferred

Work Environment

  • Indoor and outdoor resort environment
  • Exposure to varying weather conditions
  • Mechanical rooms with heat, noise, and confined spaces
  • Interaction with guests in public areas
  • Occasional exposure to chemicals (cleaning agents, pool chemicals, paints)

EQUIPMENT USED

  • Hand tools and power tools
  • HVAC diagnostic tools
  • Electrical testing equipment (multimeter, voltage testers)
  • Plumbing tools
  • Ladders and lifts
  • Golf cart or property vehicle
  • Computer/tablet for work order management
  • And other maintenance tools as needed

Physical Requirements

  • Sitting: 10–15%
  • Standing: 40–50%
  • Walking/Bending/Climbing: 30–40%
  • Lifting: Up to 50 pounds regularly; occasional lifting up to 75 pounds with assistance
  • Vision: Close vision for detail work; distance vision for property navigation; ability to read technical documents
  • Hearing: Ability to hear equipment operation, alarms, guest interactions, and phone communications, and any other sounds for safety
  • Dexterity: Ability to use hand tools and small components
  • Ability to climb ladders, work at heights, kneel, crouch, and crawl as needed

Travel Expectations

Minimal to no travel required for this role

Driving Requirements

  • Maintenance vehicles, golf carts, and/or other
  • (Motor Vehicle Record Monitoring may be required)
