General Summary

We are seeking a maintenance worker to assist the superintendent in maintaining the physical integrity of the property. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff.

Essential Job Functions/Responsibilities

  • Building Maintenance Worker: Possesses skills in various construction trades, including electrician, carpenter, plumber, mechanic, painter, HVAC technician, and roofer. Must be able to request professional help when necessary.
  • Plumbing: Repair, replace, or install faucets, pipes, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.
  • Electrical: Troubleshoot, repair, replace, or install power switches, fuses, wall sockets, ceiling lights, and ceiling fans.
  • Drywall/Plaster Repair: Fill in small holes caused by nails and minor dings from normal wear and tear.
  • Painting: Touch up damaged areas and apply new coats of paint to vacant units before new tenants move in.
  • Appliance Repair: Repair, replace, or install major household appliances like refrigerators, dishwashers, range ovens, washers, dryers, and air conditioners.
  • Ground Keeping: Mow grass, pull weeds, trim and prune trees and shrubs, water lawns and plants, replace light bulbs, sweep or rake leaves, and tidy up bark or other ground cover.
  • Cleaning/Housekeeping: Maintain a tidy appearance in shared community locations and clean fixtures, floors, and other surfaces in vacated units.
  • Snow Removal: Shovel, blow, or plow snow, lay down rock salt, and clear icy surfaces.
  • Customer Service: Provide professional, prompt, and courteous service to renters and contracted vendors.
  • Time Management: Maintain an organized scheduling and tracking system to efficiently complete maintenance requests.
  • Inventory Control: Keep track of inventory levels of spare parts and supplies and inform the Superintendent of shortages.
  • Mechanical Systems: Inspect and maintain boilers, pumps, and other mechanical systems.

Qualifications and Skills

  • Appearance: Neat, clean, well-groomed appearance
  • Education: High School Graduate or GED
  • Proficient Knowledge: Knowledge of carpentry and building maintenance, safe operation of basic hand and power tools, oil burner systems, heating and ventilation systems, electrical systems, appliance maintenance, workplace safety, and safe lifting and handling procedures.
  • Skills: Skilled in a variety of trades (electrician, carpenter, plumber, mechanic, painter, HVAC technician, roofer).
  • Abilities: Physical strength to lift cleaning materials and heavy equipment, physical stamina for long hours on feet.
  • Other Characteristics: Interpersonal skills necessary for interacting with building occupants and staff.
  • Professional Certification: FDNY certificates of fitness for operating a low-pressure boiler, residential sprinkler systems helpful.
  • Experience: 3 years’ experience in general building maintenance.
  • Problem Solving and Conflict Resolution: Excellent problem-solving and conflict resolution skills.
  • People Skills: Experience working with people of different income levels and ethnic backgrounds.
  • Communication: Excellent communication and interpersonal skills.

Physical Requirements

  • Bend/Stoop/Squat/Kneel: Routine maintenance/repairs, picking up tools and equipment.
  • Climb Stairs: Service requests, making-ready needs for 2nd and 3rd floor apartments.
  • Push/Pull: Move equipment, appliances, open/close doors, etc.
  • Reach Above Shoulder: Routine maintenance/repairs, stocking/removing equipment, parts, etc.
  • Climb Ladders: Routine maintenance/repairs.
  • Grasp/Grip/Turning: Handling tools and equipment, performing routine maintenance/repairs.
  • Finger Dexterity: Handling tools and equipment, performing routine maintenance/repairs.
  • Lifting/Carrying (supplies, replacement parts, ladders, etc.): Over 150 lbs. (Rare), 75 – 150 lbs. (Occasional), 25 – 75 lbs. (Frequent), 1 – 25 lbs. (Constant).
