Maintenance Technician

Duties & Responsibilities

  • Affords assistance in completing work in “make-ready” apartments, which includes painting, drywall repair, carpet cleaning, floor cleaning, window cleaning, and general maintenance repairs.
  • Performs preventive maintenance and conducts regular community inspections as directed by the Maintenance Manager.
  • Maintains grounds, ensuring common areas are free from trash and debris.
  • Assists in maintaining all mechanical equipment, including HVAC, plumbing, and electrical systems.
  • Proposes the repair or replacement of any interior and exterior areas as needed.
  • Complies with Fair Housing laws and standards.

Requirements

  • A high school diploma or equivalent is preferred, with trade and/or technical school training a plus.
  • Minimum 1+ years of hands-on experience in painting, cleaning, plumbing, carpentry, or similar maintenance-related fields.
  • A Fire Safety Manager Certification is preferred, or willingness to obtain one upon hire.
  • Computer proficiency to generate work orders using a property management software system.
  • Ability to lift and work with heavy equipment.
  • Valid driver's license and auto insurance.
  • EPA, CPO, HVAC, and CFC certifications are a plus.
  • The ability to work evenings and weekends may be required.

Pay & Schedule

Compensation package includes a competitive hourly wage of $18-22 per hour, medical, dental, and vision insurance, a 401(k) retirement plan, life insurance, paid vacation, sick leave, and holidays, tuition reimbursement, and a 20% housing discount at BLT Properties. The schedule is a day shift from 8:30 AM to 5:30 PM.

Qualifications

Qualifications include a high school diploma or equivalent, minimum 1+ years of hands-on experience in maintenance-related fields, and computer skills to manage work orders. A Fire Safety Manager Certification is preferred, and evening and weekend work may be required.

Skills
