About the role
The Maintenance Technician provides a quality maintenance program at the least expense, including monitoring all property maintenance functions and training and supervision of maintenance staff.
Responsibilities
- Maintain an inventory control of all maintenance supplies and parts including appliances, equipment, furniture and blinds.
- Ensure maintenance costs are within community budget.
- Purchase and maintain maintenance equipment, supplies and tools.
- Categorize and prioritize service requests.
- Handle maintenance requests within 24 hours and inform the Property Manager of delays.
- Maintain an orderly and protective system for all keys, garage door openers and master keys.
- Respond to after-hour maintenance emergencies.
- Inspect move-outs to determine damages and work needed by contractors.
- Make recommendations to the Property Manager for major capital improvements and outside contractual work.
- Prepare and restore apartments after move-out to make-ready condition.
- Perform preventative maintenance tasks such as changing filters, checking smoke detectors, cleaning A/C coils, etc.
- Clean the pool, deck and pool furniture.
- Maintain chemicals in the pool.
- Interior and exterior painting.
- Removal of trash in vacant units.
- Landscaping duties including mowing, trimming, watering, planting flowers and mulching.
- Snow removal of sidewalks and walkways.
- Aid in preparing budgets and operating within the community budget.
- Aid the Property Manager in obtaining bids for contract work.
- Schedule all contractual work.
Qualifications
- At least 1 year of experience in on-site property maintenance.
- Available for a minimum of a 40-hour work week and able to work weekends for emergency needs.
- Knowledgeable and skilled in the safe use and maintenance of various tools and equipment.
Physical Requirements
- Constant need to stand and walk.
- Frequent need to bend, stoop, squat, kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/twist, handle tools and equipment, perform routine maintenance/repairs, stock and remove equipment, parts, etc., and lift/carry items weighing up to 150 lbs.
- Frequent need to write/typing, lifting/carrying paperwork, deliveries, files, miscellaneous items weighing up to 75 lbs.
- Constant need to see small details when performing routine maintenance duties and see things clearly beyond arm’s reach (inspecting property and job being done).
- Constant need to communicate verbally with staff, assistants, vendors and residents.
- Frequent need to hear communication with staff, assistants, vendors and residents.
- Frequent need to drive personal transportation to inspect apartment property, make trips to pick up replacement parts and supplies from vendors, and travel to other properties to assist in maintenance/repairs.
