Responsibilities
- Supervise vendors and subcontractors as needed.
- Maintain preventive maintenance and overall schedules for all.
- Responsible for instituting and managing maintenance and operational best practices for all buildings, grounds and operating systems.
- Understand OSHA, other regulatory guidelines, and industry best practices to insure compliance with work and testing being performed by maintenance personnel, vendors and subcontractors.
- Operate and manage all aspects of the Building Management Systems (HVAC, lighting control, security and life safety).
- Manage usage and procurement to insure utility optimization.
- Operate, test, maintain and restore to working order any component of the systems used within the property, including but not limited to: Heating, Ventilating, Air Conditioning (HVAC), Plumbing, Electrical and Lighting Systems, Structural, Life Safety Systems.
Qualifications
- Minimum of 2 years’ Maintenance engineering experience with knowledge of commercial, mechanical, electrical, and plumbing systems.
- High school diploma or equivalent with technical school certification.
- General maintenance skills in carpentry, painting, locksmithing, etc.
- Must have and maintain a valid driver’s license.
- Proven knowledge of technical terms used in HVAC, plumbing and/or electrical.
- Strong knowledge of building trade tools and equipment.
- Good verbal communication skills and written communication skills in English and customer service skills.
- Must be a good team player with multi-tasking skills.
- Working knowledge of Microsoft Word and Excel.
- Excellent attendance record and willingness to work a flexible schedule which may include after hours and/or on-call duties.
