Maintenance Technician

Responsibilities
- Completes all service requests as assigned.
- Completes all make-ready units.
- Care, maintenance, and inventory of all supplies and equipment owned by the property and/or the management company.
- Supplies all personal tools.
- Cleans work area, tools, and equipment.
- Assists in preventive maintenance projects.
- Escalates unresolved service issues to the Service Director.
- Participates in "on call" rotation and responds to emergency calls as needed.
- Communicates positively with residents, vendors, and co-workers.
- Aware of and operates within company safety policies at all times.
- Weekend work may be required.
- Adheres to all company policies including but not limited to safety and Fair Housing.
Qualifications and Skills
- Three years of experience in apartment maintenance preferred.
- HVAC experience with certification (Type 1 & 2 or Universal).
- Certified Pool Operator (CPO) preferred.
- Proficient in plumbing, HVAC, electrical, and appliance repair.
- Proficient in use of computers and online applications.
- Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred.
- Depending on the property, a valid driver's license and automobile insurance may be required.

Frequently lift and/or move up to 50 lbs; Occasionally lift and/or move 50 lbs or more. Strong constant finger and hand dexterity with ability to grasp/turn, touch, feel, and reach. Strong sensory skills such as good eyesight, good hearing; ability to comprehend and speak. Frequent exposure to outside weather conditions. The employee is occasionally exposed to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
