Maintenance Technician

About the role

The Maintenance Technician is responsible for performing routine maintenance in individual apartments, common areas, and amenity areas. They also prepare vacant units for new move-ins and assist in various cleaning functions.

Responsibilities

• Daily: Performs service requests, prepares vacant apartments for new move-ins, maintains unit appearance, cleans and carpets, and assists in monitoring grounds.
• Weekly: In addition to daily duties, may perform other maintenance related tasks as directed by the Maintenance Supervisor.
• Monthly: Assists in ordering supplies for the property.
• Annually: Performs preventative maintenance duties as outlined in an annual Preventative Maintenance Program, including replacing air conditioning filters, cleaning air conditioning coils, flushing hot water heaters, etc.
• Other Duties: Receives written or verbal instructions, cuts grass, trims weeds, plants flowers, constructs flower garden borders, cleans internal areas, paints, repairs buildings’ plumbing and electrical systems, and assists other departments with moving furniture and unloading supplies.

Qualifications

• High school diploma or GED
• One to three years' related experience and/or training
• Must have good communication skills with the general public
• Must be able to operate tools such as a power drill, power saw, pressure washer, lawn mower, shop uses, and other tools normally used in the duties of this job
• HVAC Certification preferred, but not required
