Maintenance Technician
About the Role
This full-time, non-exempt position reports directly to the Property Manager. You’ll play a crucial role in creating a well-maintained and welcoming community for our residents, enhancing the property’s value while ensuring a safe, comfortable, and enjoyable living experience.
Where You’ll Work
Experience luxury living at Birch Creek Flats, a brand-new apartment community in Canal Winchester, OH. Features include granite countertops, soft-close shaker-style cabinets, wood-style plank flooring, stainless steel appliances, and in-unit washers and dryers.
Responsibilities
- Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs.
- Participate in an on-call rotation with the maintenance team.
- Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
- Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces.
- Perform swimming pool maintenance and ensure compliance with health and safety standards.
- Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
- Adhere to OSHA standards and company safety policies; report hazards or safety concerns promptly.
- Utilize property resources, tools, and supplies efficiently and safely; maintain proper care and inventory of equipment.
- Collaborate with the maintenance team and other departments to meet property goals and foster teamwork.
- Maintain a professional appearance and required uniform at all times.
- Perform other responsibilities as assigned by management.
Requirements
- High school diploma or equivalent required.
- Basic English communication skills to follow instructions and interact with residents and team members.
- Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
- EPA Certification (Type I and II) preferred; may be required in some locations.
- Basic computer skills, including the ability to use maintenance management software and email systems.
- Strong problem-solving skills and ability to communicate effectively with residents and team members.
- Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl.
- Must be able to lift/move loads up to 50 lbs. and use a ladder.
- Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
