Maintenance Technician

About the role

The Maintenance Technician is responsible for maintaining the physical condition and operational functionality of the community. This role handles day-to-day work orders, unit turns, emergency repairs, and preventive maintenance tasks across all building systems. Success requires hands-on technical skill, a service-oriented mindset, and the ability to work efficiently in a fast-paced environment while consistently delivering a high-quality resident experience.

Key responsibilities

  • Work Orders & Repairs
    • Complete work orders in a timely manner and in accordance with company standards.
    • Troubleshoot and repair plumbing, electrical, HVAC, appliances, drywall, and carpentry issues.
    • Respond to emergency maintenance calls promptly, including after-hours on a rotating basis.
    • Aid with unit inspections and move-in/move-out repairs.
  • Preventive Maintenance & Property Upkeep
    • Perform preventive maintenance on building systems and equipment per the established schedule.
    • Maintain pools, mechanical rooms, and common areas in clean, safe, and operational condition.
    • Inspect buildings and proactively identify maintenance or safety concerns.
    • Support curb appeal by helping maintain a clean and well-kept property.
  • Rent-Ready Operations
    • Prepare rent-ready units on schedule to meet move-in commitments.
    • Aid with property projects and capital improvements as assigned by the Maintenance Supervisor.
  • Safety & Team Operations
    • Maintain tools, equipment, and shop organization to company standards.
    • Follow all safety policies and OSHA guidelines.
    • Communicate with residents professionally and provide excellent customer service.
    • Work collaboratively as a team to meet property maintenance goals and deadlines.

Qualifications

  • Required:
    • Working knowledge of plumbing, electrical, HVAC, appliances, drywall, and carpentry.
    • Ability to perform physical labor including lifting up to 50 lbs and working at heights.
    • Ability to respond to after-hours emergency maintenance calls on a rotating on-call basis.
    • Valid driver's license and reliable transportation.
  • PREFERRED:
    • EPA 608 Certification (required for any HVAC refrigerant work).
    • HVAC, plumbing, or electrical trade certification or license.
    • Pool Operator Certification (CPO).
    • Experience with property management software such as AppFolio, Yardi, or RealPage.
    • Prior multifamily residential maintenance experience.

Pay

Compensation is commensurate with experience and qualifications.

Schedule

Hours are flexible but typically include evenings and weekends.
