Duties and Responsibilities
- Create, and adhere to, a schedule for inspecting all buildings, equipment, and systems to identify any issues.
- Repair faulty equipment units and damaged structures.
- Develop and implement preventative maintenance procedures.
- Manage heating, cooling, and plumbing systems to guarantee functionality.
- Plan routine maintenance and scheduling timely repairs.
- Conduct periodic quality checks on equipment and systems to ensure everything is up to standard.
- Perform general maintenance tasks including landscaping, painting, and carpentry.
- Help develop and implement the budget for the maintenance department.
- Maintain inventory records for equipment and supplies.
Knowledge, Skills, and Abilities
- High school diploma or equivalent qualification.
- General Knowledge of HVAC systems.
- A minimum of 3 years’ experience in a similar role.
- In-depth knowledge of electrical and hydraulic systems.
- Advanced understanding of general maintenance procedures and techniques.
- Able to lift or move up to 50 lbs.
- Flexible if needed to work overtime, respond in emergency situations on weekends, public holidays and evenings.
- Effective problem-solving abilities.
- Excellent written and verbal communication skills.
- Well-organized, self-motivated, and able to prioritize tasks.
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
- Ability to effectively present information and respond to questions from groups of leadership, vendors, employees, and the general public.
- Must have average computer skills, including aptitude with Microsoft Word, Excel, and Outlook.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to compute rate, ratio, and percentage.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
- Physical stamina to handle a full shift of being active and working on the building.
Physical Demands
- Regularly stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear.
- Regularly lift and/or move up to 50 pounds.
- Close vision, distance vision, and ability to adjust focus.
Working Conditions
- Employees will follow OSHA guidelines and immediately report any work-related injury.
- Employees are exposed to noise levels that are generally moderate; the office area is quiet, and some areas of the facilities or construction sites are loud.
