About the Role
The Maintenance Technician assists in carrying out maintenance processes, responding to resident requests, and managing the make-ready process. They ensure the property's operational objectives are met under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
- Regular/daily onsite attendance
- Respond to resident/management requests and work orders for community common areas, buildings, and units
- Aid in scheduling and performing maintenance/repair-related turn events
- Assist with the daily clean-up of the exterior of the community, including grounds, breezeways, and common areas
- Perform swimming pool maintenance and cleaning, maintaining accurate chemical logs
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions
- Maintain preventative maintenance programs to extend the life of the community and minimize future repairs
- Understand and follow Asset Living's key policies
- Maintain a well-organized and stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Aid in the hazard communications program, teaching and promoting safe work practices
- Participate in unit inspections as needed
- Assist in monitoring inventory of equipment and supplies as needed
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Participate in on-call emergency at the community
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness. Projects a favorable image of the community to achieve property objectives and public recognition. Ensure consistency in dealing with residents on all matters.
Physical Requirements
- Regularly moves about to accomplish tasks or move between worksites
- Frequently ascends and descends ladders, stairs, ramps, step stools, etc.
- Traverse flat and uneven terrain
- Work in overhead positions and/or reach
- Adjust or move objects of 100+ lbs. in all directions
- Lift and place objects of 100+ lbs.
- Communicate with others to exchange information
- Repeat motions that may include wrists, hands, and/or fingers
- Operate machinery and power tools
- Operate motor vehicles and/or golf carts
- Assess the accuracy, neatness, and thoroughness of the work assigned
- Identify and inspect objects and areas
- Exposed to outdoor weather elements (wind, precipitation)
- Exposed to hazardous chemicals
- Able to work overtime, weekends, night hours (on-call property emergencies)
- Occasionally stands or sits for prolonged periods
Education/Experience
- High School Diploma or Equivalent
- Basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
License/Equipment
- Reliable transportation due to the emergency on-call requirement
Salary Range
$21 per hour to $23 per hour
