Essential Duties & Responsibilities
- Community Maintenance
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Auxiliary with the scheduling and performance of all maintenance/repair-related turn events
- Auxiliary with the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
- Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
- Understand and follow Asset key policy
- Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Auxiliary in the hazard communications program; teach and promote safe work practices
- Auxiliary in unit inspections as requested
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Auxiliary in the general upkeep, maintenance, and cleaning of office, common areas, and model unit
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Participate in on-call emergency at community
- Utilize property resources, equipment and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Physical Requirements
- Regularly required to move about to accomplish tasks or move from one worksite to another
- Frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs.
- Communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts
- Able to work overtime, weekends, night hours (on-call property emergencies)
- Occasionally remain in a stationary position, often standing or sitting for prolonged periods
Licenses/Equipment
- Must have reliable transportation due to the emergency on-call requirement
Education/Experience
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Demands
- Exposed to outdoor weather elements (wind, precipitation) including low and high temperatures
- Exposed to hazardous chemicals
- Able to work overtime, weekends, night hours (on-call property emergencies)
Salary Range
$27 per hour to $29 per hour
