About the Role

The Maintenance Technician plays a crucial role in ensuring the smooth operation and maintenance of the property. They are responsible for a wide range of tasks including responding to resident requests, managing the make-ready process, and maintaining the cleanliness and safety of the community.

Responsibilities

  • Regular/daily onsite attendance is required.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Aid in the scheduling and performance of all maintenance/repair-related turn events.
  • Assist with the daily clean-up of the exterior of the community, including grounds, breezeways, and common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset Living's key policies.
  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Aid the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Assist the Maintenance Supervisor with monitoring inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on-call emergency at the community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.

Qualifications

  • High School Diploma or Equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to move about to accomplish tasks or move from one worksite to another.
  • Frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs.
  • Communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts.
  • Assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies).
  • Occasionally remain in a stationary position, often standing or sitting for prolonged periods.

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement.

Benefits

Full-time employees receive benefits such as medical, dental, vision, life, accidental, and disability insurance, a 401K with employer matching, and commission and performance bonuses, when applicable. Additionally, full-time employees receive paid sick days and company holidays.

Pay

$20 per hour to $24 per hour.

Schedule

This is a safety-sensitive position and may be subject to additional compliance requirements.
